    Currency, Tax & Structuring

    Our in-house Italian notaio, U.S. real estate attorney, and CPA convene to advise on entity structure (Italian S.r.l., U.S. LLC, revocable trust), currency-hedging strategy, and pre-closing tax exposure on every mandate over $3M.

  3. Chapter III

    Sourcing & Negotiation

    You receive a curated short-list drawn from our 740+ private off-market portfolio and our syndicated network — each property pre-vetted by the destination-market desk. Offers and counter-offers are managed under a single principal negotiator.

  4. Chapter IV

    Due Diligence & Legal Coordination

    Cadastral and title searches in Italy; UCC, lien, and HOA reviews in the U.S. Our bilingual legal-tax desk reconciles the two files into one closing book. Discreet viewings, NDA-protected offer rounds, and identity-screened bidders are standard.

  5. Chapter V

    Closing & Post-Settlement

    Coordinated notaio appointment in Italy or escrow closing in the U.S. — both desks present. Post-settlement, we provide property management introductions, residency filings where applicable, and a 12-month concierge follow-up. 97% of our clients transact with us again.
