On the seller's side, silence is often a condition of the sale.
A Tuscan estate held in a family for four generations. A Manhattan cooperative apartment owned by a financier whose name the doorman does not know. A Lake Como villa sold as part of a divorce settlement sealed by the courts. A family-office trophy acquired during a period the principal prefers not to discuss. In every one of these cases, the seller has expressly asked — sometimes in writing, often under NDA — that the property never carry a price tag on a public portal, never appear in a search result, never be photographed by a stranger with a wide-angle lens. We honour that request. It is, in fact, the only reason these mandates come to us at all.
